Deep cleaning after move out means putting a rented place back to the state it was in when you got the keys, right down to the inside of the oven and the grout behind the taps. Do it properly, and your deposit comes back. Miss bits and your landlord has something to deduct for. Cleaning is the single biggest reason landlords hold onto deposit money in the UK, so it’s the one job on moving week worth taking seriously. Leave your end of tenancy cleaning until the night before the handover, and you will miss things.
What a Move-Out Deep Clean Actually Covers

A good move-out cleaning checklist goes room by room, because that is how an inventory clerk walks round a property. Here is what our teams do as standard, and the bits people usually miss.
| Room | Covered as standard | Usually missed |
| Kitchen | Oven inside, hob, extractor filter, white goods, cupboards, sink and taps, worktops, floors | Fridge door seals, kick plates |
| Bathroom | Bath, shower, tiles, toilet, sinks and taps, mirrors, extractor fan, grout | Shower head limescale, behind the cistern |
| Bedrooms and living areas | Skirting boards, ledges, windows and sills, wardrobes, carpets or floors, switches and handles | Tops of door frames, carpet edges |
If your carpets were professionally cleaned when you moved in, you will usually be expected to match that when you leave. Deep carpet cleaning with hot water extraction pulls out the dirt, pet hair and smells that hoovering leaves behind. It is booked separately alongside the main clean, not included in it.
How Can I Avoid Paying for Professional Cleaning Before Moving Out?

Short answer: you can. In England, the Tenant Fees Act 2019 stops a landlord or letting agent making you pay for a professional clean at check-out, and they can’t pick the company for you either. What they can ask is that the place adheres to a professional standard. Wales, Scotland and Northern Ireland set their own rules on fees, so have a look at where you rent.
So it’s the result that counts, not who did it. Plenty of tenants do the cleaning themselves and get every penny back. Just be sensible about how you go about it:
- Work off the check-in inventory. That’s the document you’ll be judged against if a deduction gets disputed, and your own idea of tidy doesn’t come into it.
- Photograph everything on handover day. Wide shots of each room, then close-ups of the oven, the shower screen and the carpet edges.
- Garden stays as you found it. Lawn cut and beds clear when you moved in? Same on the way out. Nobody expects you to improve on it.
- Hang on to receipts for anything you hire, a carpet machine especially. Useful if the standard gets questioned later.
- Block out a whole weekend for it. Most deductions happen because someone started at nine on a Sunday night.
And if the place was spotless when you got it, two days on your knees is a lot during moving week. Plenty of people just book a one-off deep clean instead and time it for the day before check-out.
How Long a Move-Out Deep Clean Really Takes

Most people underestimate this one. A trained pair with proper kit gets through it far quicker than one person with a supermarket spray bottle.
| Property size | Professional team | Realistic on your own |
| Studio or one bedroom | 3 to 4 hours | A full day |
| Two bedroom | 4 to 6 hours | A weekend |
| Three bedroom or larger | 6 to 8 hours or more | Two to three days |
Those DIY figures are a rough guide, and condition changes everything. A flat you have stayed on top of sits at the lower end. One where the oven has not been touched since you moved in will not. Turnarounds in HMOs and student accommodation are tighter again, often a single day between one group moving out and the next moving in.
Book the clean once the property is empty. Nobody can get at skirting boards, wardrobe interiors or floor edges with furniture in the way, and a half-empty property gets you a half-done clean.
The Spots Inventory Clerks Check First

Clerks do not look at the middle of the living room floor. They go straight for the places that show whether a clean was thorough or cosmetic:
- The oven inside, particularly the door glass and the runners
- Limescale on shower screens, taps and showerheads
- The kitchen extractor filter
- Tops of door frames, picture rails and the tops of radiators
- Carpet edges where they meet the skirting
We know the list because we follow it. Properly Services was started by four of us who’d spent years running cleaning operations across the UK, so the teams are trained on what agents and clerks actually check at handover, not a generic tick sheet. Every job is insured. Quotes are fixed, so nothing turns up on the bill later.
If your landlord flags something after the inspection, we come back and put it right for free. That’s how our house cleaning service runs, and it’s why the appliance cleaning goes right into the oven racks, trays and door glass.
Hand Back the Keys Without the Argument

Most tenancies end without any argument over the deposit. The ones that don’t usually come down to a rushed clean and a check-out report that picks it up. So give yourself the time and a proper checklist, or get a team in who do this every day, anywhere in the UK, seven days a week. Book your move-out deep clean online, and we’ll take care of the rest.
FAQs About Deep Cleaning After Move Out
Should I clean before or after the removals van?
After. An empty place gets a much better result, and it is the only way to reach behind and underneath furniture.
Do I need to defrost the freezer first?
Yes, ideally 24 hours before, door propped open with old towels underneath. A freezer full of ice cannot be cleaned properly.
Can the clean happen on the same day as my check-out?
It can, but it is tight. Book it the day before if you can, so there is room to sort anything unexpected.
FAQs About Properly Services
Do I need to supply anything?
No. Our teams turn up with professional-grade products and equipment. You just need the water and electricity still switched on.
Are your cleaners insured?
Yes. Every job we do is fully insured.
How far ahead should I book?
One to two weeks is ideal, especially around the end of the month. We often have short-notice slots, so it is always worth asking.
